Rooftop Deck

3D View of Bi-Level Rooftop Deck

Design Request:

Blue J Design Studio partnered with Reflect Interiors on the design of a rooftop deck over a master bedroom and garage addition. The project was located in an urban area, and the homeowners wanted a private outdoor space that would be used for entertaining as well as relaxing all while looking at the city skyline.

Design Challenges:

  • The program was to include a small kitchen, grill, dining area, shade structure, privacy screens, spa, outdoor green area for pets, and a sitting area. The area of the space was approximately 24' X 36'.

  • Existing drawings of the addition were not available.

  • Existing home and addition were located on or very close to the building setback lines- project could not extend over these lines.

  • Building height was limited to 35'-0" per zoning requirements.

  • Access to the rooftop deck was to be from the exterior second level balcony and could not go over building setback line.

Design Solution:

  • It was determined by the structural engineer to create a separate steel structure for the rooftop deck due to lack of information on existing structure and also to handle the weight of a 5 person spa.

  • A spiral stair was located at the second floor balcony for access.

  • The top of the wood and metal pergola shade structure was located at 35'-0" above grade level and the deck stepped down to provide enough head height for the structure. This as well as the privacy screen at the rear of the space created a more intimate space in the kitchen/dining area of the deck.

  • The sitting area and the spa were located near the front of the deck for city skyline viewing pleasure.
